    The last time I had the rental cleaned after tenant moved out, cleaners charged $250 - 1200 sqft house - left broom clean (Oregon). I thought it was very expensive but that’s the going rate. Oh also, a different “DIY” tenant painted a bedroom dark purple including the trim, even though the lease expressly prohibits w/o LL approval. They didn’t get their deposit back.

    denying a person for being a felon is totally discrimination regardless of the crime. Legally, felons don't have many rights (constitutional) as it is. Now you are taking away a right to live peacefully and to get back to life in becoming a better person. These people have done the time giving to them and has paid their debt to society and for you guys and other property managers doing this is just wrong in so many ways. You are still punishing them for the crime they already have been punished for. I hear that it is being done to protect other tenants in apartment complexes. Really? That's BS. Any one-person felon or not, can hurt another person. There are so many crimes out there that are non-violent but yet you guys even deny them too. I knew of a man who was caught reliving himself outside and was arrested for indecent exposure. Guess what? He is a sex offender with a misdemeanor. So, he has to register. Well, no one would rent to him because of this and eventually he became homeless. Well now he's dead because he committed suicide. He couldn't take the pressure anymore from being homeless and people, not knowing the crime, always wouldn't give him a minute of their day. All for taking a piss. God says not to judge others and that is exactly what property management companies do. Fair housing criteria, lmao!!! Nothing fair about what you guys are doing.

    why would anyone allow someone to have access to the bank account deposits? I would never dare to ask for access from anyone something so personal. I know married couples who dont have access to this sort of information from their spouses.

    I have to admit the time I needed an ESA,, I was so depressed and considering suicide. But NO ONE cared or did anything for me! A guy moved into one of my apartments with an ESA "Piss cat!" No pet fees or damage deposit allowed. His cat destroyed all the carpets/pads, damaged sub floor. This cost me thousands of $ that I did not have! Guy took his cat, paid me NOTHING!

    I do not support special rights for ESA. Why not? I am blind. In recent years I have experienced riding the city bus and stepping in or sitting on dog crap left by an ESA. I can't begin to express how much I resent that. As a small time property manager I resent having to replace, at my own expense, all the carpet, pad and sections of sub-floor in apartments where an ESA cat has lived.

    I understand we shouldnt be falsifying documents but also rent in NJ is 1600-1700 a damn one bedroom and we need to make 3 the rent off NET INCOME … that’s 4800 a month AFTER taxes and $58,000 annually NET…. Bro, who makes that kind of money when taxes takes 20% of my income be sooooo for real. If they have the money just let them move in. I’m currently making $27 a hour and I’m watching this video to edit my paystubs n make sure I get it right 😂😂😂 n I’m considered to have a “good job” think abt the people who make $20 a hour. This is insane.

    Why is the assumption that people are using fraudulent info? Some people work for themselves or have cash businesses and don't have paystubs. To be approved for rental properties or car loans, proving their real income could be really problematic and confusing. That doesn't mean the person doesn't have the income to cover the costs. Creating documentation that shows their income in a format that most agencies will accept makes things easier for everyone. Artists, performers, content creators, and independent workers who work for themselves at home would be candidates who would use a service like this to make the approval process smoother. At the end of the day, having legit stubs doesnt mean you will pay your bills on time either. 🤣 everyone is taking a risk and if the applicant doesnt pay, they end up losing at the end of the day because they will lose their rental or whatever product they were trying to qualify for. I think people overthink things, we live in a crazy economy. Nobody is looking to rent a place they cant afford to pay for, as high as rent is these days.

    "Real estate is one of the best investments", or so they say. But landlords in the United States pay the highest annual property taxes, pay the highest mortgage rates, pay for all repairs and maintenance on their rental properties, pay their city's annual licensing fees, and yet, landlords weren't even allowed to evict a non-paying tenant during the COVID lockdown ordered by the U.S. Government. Today's landlords are even more restricted by tenant-friendly laws designed to prevent them from turning away shady and questionable renters. Eventually, with Biden's open border policy letting in tens of millions of MS-13 gang members and other low-life aliens from poor 3rd world countries, us landlords will be forced to take in illegal immigrants, no questions asked. It's utter madness to think that investing in rental real estate and being a landlord here in America is a good investment!

    So your solution for fraud is to trust 3rd parties with banking credentials. Maybe you never heard of data breaches (you should look into the PLAID lawsuit). We cant even trust Equifax with our private data smh.

    I made a rentprep account last week and tried it today. The email never went through to the renter. I emailed rentprep and they said that the emails were not being sent correctly and they would pass the problem on to the development team. I wasted half a day before using Zillows background and credit check. 😞

    Why isn’t HOA fees not deductible for a rental property? Anyways according to H&R Block If you purchase property as your primary residence and you are required to pay monthly, quarterly or yearly HOA fees, you cannot deduct the HOA fees from your taxes. However, if you purchase or use the property as a rental property, then the IRS will allow you to deduct HOA fees.

    I watched this as I was directed to the link via my continuing ed course on the CE SHOP for my real estate license. Immediately following this video, another video began playing as AN AD without me even clicking on it - it just played automatically. It was a WHOLE ad for a paid service for people who want their PET to get a certificate from their on line service, that an MD will issue them a certificate as an emotional support animal so that they can just "take their fur baby anywhere they want" (they actually used the words "fur baby) with just a few clicks (and I am sure a few bucks...) WHAT ABSOLUTE BS. All domesticated non aggressive animals, by their very nature, provide definite health benefits by keeping someone company, giving someone a reason to get up in the morning, lowering blood pressure and increasing the happy chemicals in the brain - that doesn't mean someone who has a PET should be able to get around the rules . Its too vague and too easy to just claim under the law .

    Where did you see that HOA fees are not deductible? From what I've been reading, they are deductible if you are using it as a rental property. They are not deductible if they are for a primary residence.

    Seems like getting 6 months bank statements would be sufficient to prove they can afford the rent? If rent is based on income (like at my property) then I would need to see paycheck stubs, as I can't use bank statement to verify income). Some people have legally done the work to not pay taxes (they are actually voluntary after all, you just have to jump through the right hoops). I have a family member who hasn't paid taxes (legally) since the 80s and he has his own business, so he would not have tax returns. He has what is called a Do Not Reopen on his IRS file, and as long as he doesn't file, they cant -and haven'-touched him. Turns out only government employees and those who live in DC are REQUIRED to pay taxes. Most people are afraid, though, and go along to get along.
